Application Requirements
GENERAL GUIDELINES
All persons 18 years of age or older must complete an application. Applications are processed after payment of a non-refundable application and screening fee disclosed in advance and limited to actual screening costs. Submission of an application does not guarantee approval or reservation.
Applicants must provide valid government-issued identification and verifiable information. Haven Living & Storage reserves the right to request additional documentation to verify income, employment, or housing history.
EMPLOYMENT AND INCOME REQUIREMENTS
Gross monthly household income must equal at least two (2) times the monthly rent. Income may include employment, housing assistance, or other verifiable sources. Income requirements may be waived with proof of liquid assets equal to twenty-four (24) times monthly rent.
RENTAL HISTORY
A minimum of one (1) year of verifiable rental or mortgage history is required. No evictions or foreclosures within the past three (3) years. Late payments, unpaid balances, or lease violations may result in denial or increased deposit.
CREDIT REQUIREMENTS
Applicants must have no outstanding collections, judgments, or housing-related debt. A minimum of one (1) established credit line is required.
CRIMINAL HISTORY
No violent crimes, serious property damage, controlled substance manufacturing/distribution, registered sex offenders, or unresolved criminal cases within the past seven (7) years.
SECURITY DEPOSITS – NEW MEXICO COMPLIANCE
For leases under twelve (12) months, the security deposit may not exceed one (1) month’s rent. For leases of twelve (12) months or longer, deposits may exceed one month’s rent; any amount above one month’s rent will accrue interest as required by NMSA §47-8-18.
Deposit refunds, itemized deductions, and any required interest will be provided within thirty (30) days of lease termination.
SHORT-TERM & FURNISHED HOUSING
For short-term or furnished housing, income and credit requirements may be adjusted. Risk mitigation may include prepaid rent in lieu of increased deposits.
STORAGE-ONLY RENTALS
Income requirements do not apply to storage-only rentals. Government-issued ID is required. Prohibited items include illegal, hazardous, perishable, stolen, or living items.
APPLICATION DENIAL
Applicants may be denied if guidelines are not met. Applicants may request screening documentation within sixty (60) days of denial.
FAIR HOUSING
All applications are reviewed consistently in compliance with federal, state, and local fair housing laws.
